All 13 parcels will be sold individually for a total dollar, or lump sum amount. The parcels will sell in the order in which they are listed. The parcels will not be combined at the conclusion of the auction. Anyone that wishes to buy multiple properties will need to be the high bidder when each property is sold.
The successful bidders will be required to sign a Contract for Sale immediately following the auction. Ten percent (10%) of the bid price to be paid on the day of sale. The balance of the purchase price will be due at time of closing. Closing will be on or before Friday, January 18, 2013 (60 days). Full possession will be given at the time of closing, subject only to current rental or lease agreements, if applicable. Please note: Several of the properties are currently occupied and will be sold subject to the rental / lease agreements. All unoccupied parcels will have full possession at closing.
The 2012 real estate taxes which are due and payable in 2013 will be paid by the seller, with the 2013 and all subsequent real estate taxes being the responsibility of the new buyer. All parcels will be sold subject to all covenants, restrictions, roads, highways, and easements of record.
