Check out this 80 acre± Cass County, IL farm that will be sold in one individual tract. Farm is located approximately 1 1/2 miles NW of Virginia, IL in the NW Quarter of Section 28 of Sangamon Valley Township, Cass County, IL. From Virginia, IL take Route 125 west approximately 1 mile. Turn north on Hickory Road and go approximately 2 miles before turning right or east on Hickory Cross Road. Go approximately 1/2 mile on Hickory Cross Road to the farm which lies on the south side.
The Beets farm has a high percentage of tillable land with over 61 acres currently in row crop production. The balance acres represent a wooded area near the north and east corner of the farm. The tillable acres contain Rozetta, Sylvan, Keomah and Fayette soils. The farm sells free and clear of any farm tenancy for the upcoming 2014 crop year.

Method and Terms
The Beets farm will be sold in 1 individual tract, on a price per acre basis, based on the above indicated 80 acres±. The land auction will be held Thursday, December 5, 2013 at 4:00 P.M. and will take place at the St. Luke Church Banquet Hall, Virginia, IL.
Ten percent (10%) of the bid price to be paid on the day of sale. The balance of the purchase price will be due at the time of closing. Closing will be on or before Monday, January 6, 2014. Full possession will be granted at the time of closing subject only to the standard farm tenancy, which will expire February 28, 2014. Title insurance in the full amount of the purchase price will be provided by the seller. The 2013 Real Estate taxes, that are due and payable in 2014, will be paid by the seller, as the seller will retain the entire 2013 crop income. The farm sells free and clear of any farm tenancy for the upcoming 2014 crop year.
