TRACT INFORMATION


  • FSA figures indicate 26.20 acres of NHEL cropland.
  • 19.50 acres are currently enrolled in a CP38E-1 CRP program which pays $220.45 per acre for a total annual payment of $4,299.00. This contract expires on 9/30/2025.
  • The remaining 6.7 acres of cropland have recently come out of CRP and can go back into production

METHOD & TERMS


The Orwig farm will be sold on a price per acre basis, based on 40.92 taxable acres.

Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Thursday, October 17, 2024.

The seller will provide title insurance in the full amount of the purchase price and pay all the 2024 real estate taxes, due and payable in 2025. Buyer will receive possession of the farm at closing. Seller will retain the 2024 government payments. New buyer will receive 100% of the 2025 government payments. There are no hunting leases associated with the property.

Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
