METHOD & TERMS


Tracts 1-13 & 15-28 will be sold on a price per acre basis. Tract 14 will sell for the lump sum, total dollar amount.

Tracts 1 & 2 will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect either or both tracts for their high bid. If the high bidder does not elect both tracts, the remaining tract will then be sold. Tracts 3-9 will be sold individually in numerical order. Tracts 10-13 will be offered “Buyer’s Choice”. Tract 14 will then be sold. Tracts 15 & 16 will be offered “Buyer’s Choice. Tracts 17 & 18 will be offered “Buyer’s Choice”. Tracts 19-24 will be offered “Buyer’s Choice”. Tracts 25-28 will be sold individually in numerical order. At the conclusion of the auction, the tracts will NOT be offered in their entirety.

Immediately following the auction, the successful buyers will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Thursday, October 10, 2024.

The seller will provide title insurance in the full amount of the purchase price. Seller will pay all of the 2024 real estate taxes due and payable in 2025 by way of a credit against the purchase price at closing. Buyers will receive possession at closing subject to any farm leases for the 2024 crop year, full possession will be given at closing or upon removal of the 2024 crop, the later of the two. Open lease for 2025 crop year and beyond. Tract 14 possession will be given no later than December 1, 2024. Possession of the pasture on Tract 15 will be given no later than November 1, 2024.
