To access Tracts 1-6 & Tract 8 proceed south of Keosauqua, Iowa on Hwy. #1, 4 miles to Hwy. #2, then turn right (or west) then proceed 2 1/2 miles to Jersey Ave. Then turn left (or south) 1 1/2 miles to the farm.

METHOD & TERMS


Tracts 1-7 will be sold on a price per acre basis, based on a survey that has recently been completed, and will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect any or all 7 tracts for their high bid. If the high bidder does not elect all tracts, then the remaining tract(s) will be offered “Buyer’s Choice” until all 7 tracts have been elected. Then we will sell Tract 8 for a "Lump Sum" total dollar amount. The tracts will NOT be offered in their entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before September 22, 2023 upon delivery of a merchantable abstract and deed. Possession will be given at the time of closing, subject to the current lease. Contact the auction manager for lease details.
