METHOD & TERMS
Tracts 1, 2, 3 & 4 will be sold on a price per acre basis, based on surveyed acres and will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect any or all 4 tracts for their high bid. If the high bidder does not elect all offered tracts, then the remaining tract(s) will continue to be offered “Buyer’s Choice” until all 4 tracts have been selected. We will then offer Tract 5 for a lump sum total dollar amount. The tracts will NOT be offered in their entirety at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment. The balance of the bid price will be due at the time of closing, on Thursday, August 27, 2026.
The seller will provide title insurance in the full amount of the purchase price and will pay the 2025 real estate taxes, due and payable in 2026 (PAID). The seller will pay the 2026 real estate taxes on tracts 1-4, due in 2027, via a credit at closing. The real estate taxes for tract 5 will be prorated to the date of closing. Possession of tracts 1-4 will be given at closing subject to a farm lease for the 2026 year only. Possession of tract 5 will be date of closing. For more information, contact the auction manager.
