METHOD & TERMS
Both tracts are currently being surveyed & will sell on a price per acre basis. Both tracts will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can purchase (in any order) either or both tracts for their high bid. If the high bidder does not elect both tracts, the remaining tract will then be offered. The tracts will NOT be offered together or in any combination at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to enter into a written Real Estate Sales Contract with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment. The balance of the bid price will be due at the time of closing, on or before Thursday, October 5, 2023.
The seller will provide title insurance in the full amount of the purchase price and pay the 2023 real estate taxes. Possession will be given at the time of closing subject to the current tenant’s crop & pasture leases. The farm sells free & clear for the 2024 crop year. Contact auction managers with questions.
