The Jacoby farm is located approximately 1 miles west of Rothville, MO or 9 miles south of Brookfield, MO and is further described as being located in Section 19, T56N-R19W, Yellow Creek Township, Chariton County, Missouri. The real estate contains a total of 66 acres and will be sold in 1 tract. The land represents productive tillable cropland.

METHOD & TERMS
The James Jacoby farm will be sold on a price per acre basis, based on 66 taxable acres.
Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Wednesday, May 31, 2023, at Linn County Abstract Co. in Brookfield, MO. The seller will provide title insurance in the full amount of the purchase price and pay the 2022 real estate taxes, due and payable in 2023. Buyer will be responsible for the 2023 and all subsequent taxes. Full possession will be given at the time of closing, but immediate access will be granted for field work and spring planting subject to earnest money clearing and proof of liability insurance.
