METHOD & TERMS
Bidding will be on a price per acre basis, based on the acreages obtained from a survey. All 3 tracts will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can purchase any or all tracts (in any order) for their high bid. If the high bidder does not elect all offered tracts, then the remaining tracts will continue to be offered “Buyer’s Choice” until all 3 tracts have been purchased. The tracts will NOT be offered in their entirety at the conclusion of the auction.
Immediately following the auction, the successful buyer will be required to sign and enter into a written real estate sales contract, and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before September 1, 2023.
The seller will provide title insurance in the full amount of the purchase price, and pay the 2022 real estate taxes, (due and payable in 2023). The 2023 real estate taxes will be prorated to the closing date. The 2023 cash rent income for Tracts 1 & 3 will be prorated to the closing date. Possession will be given at the time of closing subject to the farm lease for 2023 and subject to the CRP contract on Tract 2 (contact auction manager with any questions).
Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
