Tract 1 is located in the west half of the northeast quarter of Section 31, Tract 2 is located in the northwest quarter of the northwest quarter of Section 35, both Fountain Green Township, Hancock County, Illinois. Tract 1 is located approximately 1/4 of mile west of Webster, IL on the north side of E. Co Rd 1850. Tract 2 is located approximately 1 mile east of Fountain Green, IL on the south side of E. METHOD & TERMS
The Moore farm will be sold on a price per acre basis, based on taxable acres. The tracts will be offered in numerical order – tract 1 will be sold first, followed by tract 2. The tracts will NOT be offered in their entirety at the conclusion of the auction.
Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Friday, December 29, 2023.
The seller will provide title insurance in the full amount of the purchase price and will pay all the 2023 real estate taxes, due and payable in 2024, through a credit at closing. Open lease for 2024 crop year and beyond. Full possession at closing.
Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
