METHOD & TERMS


Tract 1 will be sold on a price per acre basis, based on surveyed acres. Tract 2 will sell for a lump sum or total dollar amount. The tracts will be sold individually and will NOT be offered in any combinations.

Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Thursday, October 24, 2024.

The seller will provide title insurance in the full amount of the purchase price and pay all of the 2024 real estate taxes, due and payable in 2025. Buyer will receive possession of Tract 1 at closing subject to a farm lease for the 2024 crop year. Full possession upon removal of the 2024 crop. Open lease for 2025 crop year and beyond. Full possession of Tract 2 at the time of closing.
