The Schutte farm is located in the southeastern part of Adams County, IL at the junction of Hwy 104 & E 2873rd Ln (Siloam Blacktop). The farm is further described as being located in Section 10, T3S - R5W, Beverly Township, Adams County, IL. The tracts represent a combination of tillable farmland, excellent recreational/hunting ground, potential building sites and is ideally located south of Siloam Springs State Park at the junction of 2 blacktops. METHOD & TERMS
Both tracts will be sold by the acre, based on the above stated acres, and offered through the marketing method of “Buyer's Choice”, whereas the high bidder can purchase either or both tracts for their high bid. If the high bidder does not elect both tracts, then the remaining tract will be offered. The tracts will not be offered together at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Monday, June 19, 2023. The seller will provide title insurance in the full amount of the purchase price. The sellers will pay the 2022 real estate taxes due & payable in 2023. The 2023 and subsequent real estate taxes will be the responsibility of the buyer(s). There are no farming or hunting leases associated with the farm. Possession will be given at closing. Early possession for farming rights is available upon down payment & proof of insurance.
