LOCATION & GENERAL INFORMATION


The farm is located approximately 3 miles northwest of Lima, IL on the bluff near the Hancock/Adams County Line. It is further described as being located in Sections 34 & 35, T3N - R9W, Rocky Run Township, Hancock County, IL. From the south edge of Lima at the junction of Hwy 96 & W. Meyer Road, take West Meyer Road west 2 miles to the bottom road, then turn right/north and proceed approximately 2 miles to the farm.

METHOD & TERMS


The farm will be sold on a price per acre basis, based on taxable acres.

Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Monday, April 24, 2023. The seller will provide title insurance in the full amount of the purchase price and pay the 2022 real estate taxes, due and payable in 2023. The 2023 real estate taxes will be prorated to the date of closing. Full possession will be given at the time of closing. The farm sells free and clear of farming or hunting leases.
