METHOD & TERMS


All the tracts have been surveyed and will be sold by the acre, based on the surveyed acres. The 4 tracts will be offered through the marketing method of Buyer's Choice, whereas the high bidder can elect any or all the tracts (in any order) for their high bid. If the high bidder does not elect all the tracts, then Buyer's Choice auctioning will continue until all the tracts have been selected. The tracts will not be offered together at the conclusion of the auction.

Immediately following the auction, the successful bidder(s) will be required to sign and enter into a written real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before October 2, 2023.

The Seller will provide Title Insurance in the full amount of the purchase price. Possession on all the tracts will be given at the time of closing, subject to a farm tenancy for the 2023 crop year. The seller will retain all farm income for 2023 and pay the 2023 Real Estate Taxes, due and payable in 2024. There are no hunting leases associated with any of the tracts and all tracts sell free and clear of crop tenancy for 2024.

Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
