It is further described as being located in Section 18, T3N - R8W, Walker Township, Hancock County, Illinois. The farm is approximately 20 miles north of Quincy, Illinois and approximately 14 miles southeast of Keokuk, Ia, both via Highway 96.

The Sullivan farm is located just off the Rushville/Camden Road approximately 4 miles east of Camden, IL or 10 miles west of Rushville, IL (30 miles south of Macomb, IL, 45 miles north of Jacksonville, IL or 45 miles northeast of Quincy, IL). METHOD & TERMS


The Sullivan farm will be sold on a price per acre basis, based on surveyed acres. Tracts 1 & 2 will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect either or both tracts for their high bid. If the high bidder does not elect both tracts, then the remaining tract will continue to be offered “Buyer’s Choice” until both tracts have been elected. Tracts 3 & 4 will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect either or both tracts for their high bid. If the high bidder does not elect both tracts, then the remaining tract will continue to be offered “Buyer’s Choice” until both tracts have been elected. The tracts will NOT be offered in their entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before October 30, 2024.

The seller will provide title insurance in the full amount of the purchase price and pay the 2024 real estate taxes through a credit at closing. The buyer will be responsible for the 2025 and all subsequent real estate taxes. The buyer will receive the 2025 CRP income. Immediate possession for hunting purposes by providing proof of liability insurance. Open tenancy for 2025.

Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
