The Wilson Tree Farm is located approximately 3 miles east of La Belle, Missouri or 17 miles southeast of Edina, Missouri. The property is further described as being located in Section 2, T61N-R9W, La Belle Township, Lewis County, Missouri. The real estate contains a total of 125 taxable acres, will be sold in 1 tract and represents a combination of productive tillable cropland and mature timber which provides excellent whitetail deer hunting and other outdoor recreational opportunities.

METHOD & TERMS
The Wilson Tree Farm will be sold on a price per acre basis, based on 125 taxable acres.
Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Tuesday, May 2, 2023 at Oak Hills Title Company in Canton, MO. The seller will provide title insurance in the full amount of the purchase price and pay the 2022 real estate taxes, due and payable in 2023. Buyer will be responsible for 2023 and all subsequent taxes. Possession will be given at the time of closing subject to the 2023 wheat crop acres. Note: Acres NOT currently planted to wheat and wheat acres AFTER harvest sell free and clear for 2023.
