METHOD & TERMS
The Zinck farm will be sold on a price per acre basis, based on surveyed acres. Tracts 1 & 2 will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect either or both tracts for their high bid. If the high bidder does not elect both tracts, then the remaining tract(s) will continue to be offered “Buyer’s Choice” until both tracts have been elected. We will then offer Tract 3 individually, followed by Tract 4 individually. The tracts will NOT be offered in their entirety at the conclusion of the auction.
Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before August 8, 2024.
The seller will provide title insurance in the full amount of the purchase price and pay the 2023 real estate taxes, due and payable in 2024. The seller will pay half of the 2024 real estate taxes via a credit at closing. The buyer will be responsible for half of the 2024 and all subsequent real estate taxes. Possession of the farm ground will be given at closing, subject to the 2024 farm lease, of which the new buyer will receive half of the income for the 2024 crop year (contact the auction manager for details). Possession of the house at closing. Open crop tenancy for 2025 and beyond.
Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
